Flooded basement

A flooded basement starts with what the water touched.

Carpet, drywall, and insulation below the water line do not go back to normal once they have been soaked. We take that material out and rebuild the basement finishes.

If water is still on the floor, say so when you call. We do not pump sewage, certify mould removal, or engineer the foundation.

Downstairs

What a flood usually ruins.

Basements take water at the floor and wick it up the wall. The scope follows that line, not a guess from the top of the stairs.

  • Flooring that sat in water

Carpet and underlay that soaked are removed. A hard floor is checked. If it has to come up, the quote says so.

  • Drywall at the bottom of the wall

Wet board is cut out above the water line, not painted over. Insulation behind it comes out if it held water.

  • How high it went

A puddle at the drain and a foot of water up the wall are different tear-outs. We measure the damage in the room.

  • The foundation is separate

Cracks, drain tile, and structural questions are not this scope. We rebuild finishes. We do not engineer the wall.

The rebuild

Out with the wet material. Back to a usable room.

The work is tear-out, then drywall, flooring, and the trim that makes the basement feel finished again.

  • Tear-out

    To the water line

Wet finishes come out. The rest of the basement stays if it stayed dry.

  • Walls and floor

    Named on the quote

New drywall, insulation where it was removed, and a floor from the scope. You know which rooms before we start.

  • Left usable

    The point of the job

The basement should read as a room again: walls closed, floor down, trim on.

Questions

Before you call.

Can you get the water out?
If the basement is still full, tell us. Our work is the damaged finishes and the rebuild, not a standing-water extraction service.
What about mould?
We do not offer certified mould remediation. If the basement needs that, it needs a contractor who does.
Will you fix the crack that let the water in?
No. Foundation and waterproofing are outside this scope. We put the inside finishes back after the water damage.
Is this the same as basement restoration?
A flood is the reason. Basement restoration is the finish work: drywall, flooring, insulation, and putting the space back. See basement restoration

Tell us what the basement did.

How high the water got, and which rooms. We will come look and send a scope for the tear-out and the rebuild.
