Patio doors
A patio door that swings, and actually seals.
This page is the hinged door to the yard: one leaf or a pair, opening onto a deck or a patio. A door that slides on a track is a different unit.
We look at the threshold, the jamb, and how the door latches. A sweep will not fix a frame that has settled.

Doors • Patio
A door opening onto the outside of the house.
The opening
Why a swinging patio door gets replaced.
These doors take weather on a wide sill. When the threshold rots or the pair no longer meets in the middle, the whole opening needs a look.
A threshold that has let go
Water at the sill, or a sweep that no longer touches, usually means the threshold and not just the weatherstrip.
One leaf, or both
A single operating door with a fixed side is a different unit than a pair that both swing. We match what the opening was built for, unless you want it changed.
A latch that misses
Hinges wear and multipoint locks fall out of line. If the slab has racked, a new handle will not pull it square.
The screen on that door
A torn screen on a sound door is a screen repair. We will say so instead of quoting a new door.
The unit
What we write on the quote.
Width, swing, glass, and whether the existing frame can stay. The exterior cap and the interior casing are part of that, not a surprise after the old door is out.
Measured at the house
Before anything is ordered
Patio openings are rarely a stock size once the sill and the flooring are in the way. We measure the hole that is there.
Frame in or frame out
Said on the quote
A solid jamb can take a new door. Rot or a bowed side means the frame comes out and the new unit is set in the opening.
Trim and threshold
Closed up the same visit
The interior casing goes back on if it will sit cleanly. The threshold is set so the door clears the floor you already have.
Questions
Before you book the visit.
- Is a patio door the same as a sliding door?
- No. A patio door on this page swings on hinges. A sliding door rolls on a track. If yours glides, that is the sliding door page. See sliding doors
- Can both sides open?
- Yes, if the opening and the hardware are specified that way. A fixed panel beside one operating door is the other common layout. We name which one you are getting.
- Will it clear the floor inside?
- We check the swing against the flooring and the threshold height before the door is ordered. A door that hits the mat is a measuring miss, and we treat it that way.
- What if the front door is the job instead?
- Entry doors are a separate opening, with their own slab and hardware. See entry doors
Ready for a look at the patio door?
Tell us if it swings, and which room it is in. We will measure the opening and send a quote that names the door and how it will be set.
If spreading the cost out would help, ask about financing when we review the quote. See financing
