Sliding doors
A slider should move without a shove.
Sliding doors fail in the track, the rollers, and the lock long before anyone admits the sill is soft. We look at all three, then say whether a repair will do or the unit should come out.
The quote names the panel layout and whether we are setting a new door in the existing frame or taking the frame out.

Doors • Sliding
A wide door opening on the back or side of the house.
The track
What usually goes wrong.
A slider that grinds, a lock that will not catch, or a draft at the meeting rail is the door telling you where it failed.
Rollers and the track
Worn rollers and a track full of grit make the panel drag. If the sill under the track is rotten, new rollers will not fix it.
A lock that misses
The latch at the meeting stile wears out. We can often replace that hardware when the panels are still square.
A draft at the centre
The interlock between the panels, and the weatherstrip, are what stop the wind. A bowed panel will not seal just because the strip was swapped.
Fogged glass in one panel
A failed sealed unit in an otherwise straight slider can be a glass repair. If the frame is done, it is a new door.
The replacement
When the whole door comes out.
Two-panel is the common Niagara slider. Three and four panel openings are measured as they are, not forced into a stock size.
In the existing frame
When the frame is solid
A new door can sit in a sound frame. The interior trim often stays, and the sill is checked before we commit to that method.
Frame out
When the sill or the jamb is done
Rot along the track, or a frame that has pulled away from the wall, means the old unit comes out and the new one is fastened to the opening.
The screen
Included or called out
A sliding screen is part of the conversation. If only the mesh is torn and the door is fine, that is a screen repair.
Questions
Before you book the visit.
- Can you just replace the rollers?
- Sometimes. If the panel is square and the track is intact, rollers and a lock are a repair. If the sill is soft, we will not sell you rollers.
- Do you replace the glass only?
- On a sealed panel that has fogged, often yes, if the door still rolls and locks. We measure the glass at the house. See window and glass repair
- What about the screen?
- A torn screen on a working slider is its own visit. We rescreen or build a new screen to that opening. See screen repair
- Is this the door that swings?
- No. Hinged French and garden doors are on the patio door page. See patio doors
Ready for a look at the slider?
Tell us which room it is in and whether it sticks, leaks, or has fogged. We will check the track and the sill and say if it is a part or a new door.
If spreading the cost out would help, ask about financing when we review the quote. See financing
